Even though sales are down, they?re not out. You need to know the actual numbers in your area because that represents the possibilities. Let?s say there are 100 sales a month in your MLS or your area right now. Next, how many agents are working in your area? Let?s say there are 500, maybe there are more. Does this mean that there are 500 agents competing for 100 sales each month? Yes, but a small number of agents, 10 to 15, compete for about 75% of that business, which leaves us with 500 agents competing for 25 sales each month.

THE MARKET LOOKS BETTER ONLINE


Because 75% of all real estate sales originate on the Internet, the 10 to 15 agents that have good search engine placement have a different take on market conditions. For you, this means that when your Website is on page one of the search engines, your competition is cut down to size. Since there are only 10 spots on the free section of any search engine page, your odds will shoot way up if your Website is on page one. Even if the 10 agents or brokerages on page one split the sales evenly, it would mean each agent or brokerage would get 7.5 sales per month.

Now, if you will take the time to find out the actual numbers for your area you will have the data you need to make an informed decision. So, find out how many sales occurred in your area in the past month or past few months. Take 75% of that number and assume that the leads for those sales came through the Internet. Now, divide that number by 10 to get an idea of the number of sales a month you could expect RIGHT NOW if your Website was located on page one of the search engines.
