I?m taking a wild guess here that as a Realtor you probably have a lot of competition. OK, just kidding. I KNOW you have a lot of competition. There are thousands of Websites out there that have the same kind of home search capability as your site and in spite of that, you need to know how to make your site stand out, do its job and make you rich. Here?s what you need to do:


*Listen To What Google Says First and foremost, if you want to attract homebuyers and sellers to your Website, your first concern must be how to get your site ranked on page one of Google and the other search engines. There is no big mystery here. The search engines publish guidelines for Webmasters to follow. The fact that most Webmasters do not follow these guidelines is not the fault of the search engines.
*Have You Got It Right? If your current Website is well optimized it will have a high or promising SEO Score. Do you know your Website?s SEO Score? *Use Your MLS Data to Your Advantage I have written extensively about the importance of content on your Website so I know you know you need fresh content. But do you know that if you have a Custom IDX option programmed properly on your Website, your MLS data will become part of your content. This alone is a powerful enough reason to insist on a custom IDX option but there?s more. Having your contact information listed boldly on every listing in the MLS is a great way to impress both prospective buyers and sellers. And then, there are the lead capture potentials you have when your Website includes a Custom IDX.


A Word About Recent Sales While not every MLS allows it, if you can display Recent Sales data on your Website, you will have a powerful marketing advantage over Websites that do not have this information. I cannot imagine a home owner on this planet that would not want to be able to go to a certain Website to find out what homes in the area are currently selling for, can you? I also cannot imagine a homebuyer who wouldn?t like to take a peek at these statistics as well. There are ways of including this data on your Website even if your MLS does not allow you to display it through your IDX but it is rather labor intensive.

Get Your Priorities Right When you are thinking about setting up a new Website and you want it to generate leads for you, the first person you should talk with is me or someone like me. I can and do work with all kinds of graphic designers but it is most important to make sure that the design will be effective for getting top search engine placement. Some designs are downright counterproductive to good search engine placement.
