Stop Chasing Dead Leads

1-16-2006

Do Not Ask Me Why

Anyone who has a Website that is advertised or promoted in any way knows what I mean.  I am talking about requests for information that originate from your Website but that turn out to be insincere to say the least.  Maybe the return Email address is bogus; the phone number is a dedicated fax line or a voice mail system set up specifically for screening calls that will never be returned.  Why would a person go to all the trouble to send you an Email request if they had no interest in your response?  Again, Do Not Ask Me Why, because I don’t know.   What I do know is how to cut down on those infuriating Emails and how to increase the number of qualified leads that originate from your Website.

WHAT - NO EMAIL LEADS PHONY OR OTHERWISE?

If you are totally under-whelmed with Email response from your Website you definitely have a problem with the marketing / advertising / promotion of your site or there could be a major design flaw that you have not discovered.  The first step is to fill out one or all of the feedback forms on your Website to make sure that you are actually receiving the Email that is sent from your site.  If that is not the problem you have at least narrowed it down to a problem with Web content and/or a problem with promotion.  In other words, if no one wants what you are offering on your Website or if no one can find your Website, you’ve got a problem.

Honesty is the Best Policy

I think it is a good idea to state on your Website exactly what you are willing to provide prospects, what they can do on their own on your site and what they will need to do to obtain further services or information from you.  Sometimes people fill in a form on a Website expecting to get follow up information via Email or on another page on the Website but what they get instead is a telephone sales call that they did not want.  This is why you may get Email requests where the person has put in a phony phone number.

SAY WHAT YOU’LL DO AND DO WHAT YOU SAY

Most people feel cheated when they respond to dishonest advertising and they don’t like the person or company that cheated them.  This means that you should not advertise that people will find recent sales data for a particular neighborhood on your Website unless that data is really there.  If a person responds to this offer only to find that they have to put in their name, email and phone number in order to obtain this information, the odds are that the person will go away with bad feelings about you.  You don’t want that do you?

GIVE PEOPLE OPTIONS

As you know, a Website is a place where you can provide useful, helpful information to prospects who may be in need of your services.  You provide this information to induce or encourage them to visit your Website and you hope they will decide to contact you and do business with you as a result.  A strategy that is helpful to both you and your prospects is to create interactive Web pages that make it easy for prospects to obtain information of interest online but with the option to request further information if wanted or needed.  For specific information on how to develop lead generating Web pages, visit http://www.sellrealestate.net/

Fight
Email with Email

A Website can be designed to encourage qualified leads while it discourages tire-kickers.  A Website can also be designed to maximize the number of visitors who choose to rely on you for their real estate needs.  When you are ready to talk about ways that a Website can work for you, visit http://www.sellrealestate.net

PUT AUTO-RESPONDER TECHNOLOGY TO WORK

Auto-responder technology makes it not only possible but easy for you to keep in touch with prospects over time with little or no effort on your part.  Let’s say that a prospective buyer completes a form on your Website that asks you additional or targeted information about properties for sale in your area.  If you have a good, auto-responder system built into your Website it is possible to send each person a series of pre-prepared messages that focus on that person’s area of interest. With this kind of technology built into your Website you will keep in touch with prospects whether they respond to your phone calls or not.  This is important to do because some people just are not ready to take Action even though they sent you an Email.  But they are somewhat motivated to take action or they would not have visited your site in the first place.  So, use Email to your advantage and you’ll be pleasantly rewarded when the prospect is ready to act and remembers who you are and how to find you because of your Email campaign.

PREPARE  MESSAGES IN ADVANCE

There are times when a pre-prepared message system is not what you need but you still might save time by having a few well thought out responses that will work in typical situations.  For example, maybe you have started to work with a prospective, out-of-town buyer and you had a time scheduled to talk on the phone but the prospect was not there.  Yes, of course you will leave a phone message but it will save you a lot of time if you have an Email message that you use in these times and send it off.
