A Website is a collection of Web pages usually relating to a particular topic that is publicly accessible on the World Wide Web. There are many types of Websites including Business sites, Blogs, search engine sites or portal sites, vanity sites, commerce sites and much more including gaming sites, pornography sites, information sites, and still more.

WHAT TYPE DO YOU HAVE?

The typical real estate Website tends to be one of several types.  Some are portals and consist of a home page with many links to other sites that provide real estate or area information.  Many template Websites are portal sites.  Some real estate Websites are Business sites and contain information about the business or service the Web owner provides. A few real estate Websites are Informational sites whose purpose is to provide useful, helpful real estate information to a specific target audience.  Of course, some Websites are combinations such as a Business / Portal Website which is very common in the real estate field.

 

IF GENERATING LEADS IS YOUR GOAL…

Since the typical Internet surfer is looking for information, the type of Website most likely to help you generate leads is an Information Website.  An Information Website can easily form the core of a comprehensive Web System---that is an approach that includes not only the Website but also the means to get the site placed on the major search engines as well as a sophisticated lead generating follow up system. 

What Would Make You Happy?

 

Let’s say you want to figure out how to refinish a table.  You search for “refinishing furniture” on Google or your favorite search engine and up pops a page of Websites that deal with the subject.  Here is what you find.

 

  1. Site A welcomes you and suggests that you contact them if you want them to refinish your table for you.  Then they provide you with lots and lots of links to other Websites that provide a variety of information but none of them actually tells you how to refinish furniture.

 

  1. Site B is very attractive and includes a sophisticated flash graphic that displays dozens of refinished tables, chairs, etc.  The site offers information about the history of this particular refinishing company and includes pages of testimonials as well as the biographical details of the company owners.  The site gives you ways to contact them in order to have them professionally refinish your table.

 

  1. Site C is a site that provides detailed information on how to refinish furniture.  There are pages about proper sanding techniques, staining, varnishing etc.  The site also provides a page where you can purchase supplies and a way to contact professional furniture refinishers should you decide the project is more than you bargained for.

WHICH SITE DID YOU CHOOSE?

Did you choose Website C as the site that would be the most helpful to you?   If you did, you chose the Information Website. Website A is a Portal Website.  Website B is a Business Website.  Now, take a look at your own Website.  Can you tell which kind of Website it is?  It might be a combination of Web types and if so, what type predominates on your Website?

of Each Type

As a real estate Website, the Type A or Portal site can rate anywhere from pretty useless to very helpful as far as the prospective buyer or seller is concerned. A template Website that comes with links to other sites built in tends to be less helpful or interesting to prospective clients than links that the Web owner supplies.  However, supplying the links yourself takes some thought and effort and may be more helpful in satisfying the needs of actual clients than in attracting new leads.  Once a Portal Website provides a link to another Website, a certain amount of control is lost forever.  That is why the IDX link on a real estate Website is so important.  If you link to your MLS without the special IDX programming that puts your contact information on each and every MLS listing, you are not very likely to generate any leads from the link.

 

TYPE B – BUSINESS WEBSITES

The Business Website is just the ticket when there is a significant number of people in the world that might be looking for information about that business.  In the world of real estate this type of Website will work for a particular new home development in the area.  People looking for information about homes in a known development will likely do a search for the development by name.  Since so very few people actually search for a real estate agent, a Business Website may not be the best use of your marketing dollars if what you want is to generate leads.

TYPE C – INFORMATION WEBSITES

The theory behind using Information Websites is to attract a large number of visitors to the Website with useful and compelling information, realizing that a few of these information seekers will actually become Hot Leads and a few of those Hot Leads will become customers.  Next week, I will write about ways to make your Information Website generate the maximum number of Hot Leads and Customers.
